First 10 days: We initially focus on qualified principal and specialty broker listing awareness.  Prior to release on listing exchanges, we initiate a step by step deployment of print and electronic marketing materials which begins a comprehensive marketing campaign. Letters, flyers, postcards, and E-blasts are released via proprietary databases, websites, and mailing lists culled over decades in the business.

Broker Announcements. This letter and custom marketing sheet are typically mailed or emailed to over 1,000 agents with various brokerage firms throughout Orange, Los Angeles, San Bernardino Riverside, and San Diego Counties. These uniquely qualified professionals are included in our database based upon their experience in selling Los Angeles, Orange, and San Diego County apartments.

 

National Broker Awareness. This piece also receives exposure to agents of national brokerage firms. Once completed and approved, the package will be electronically transmitted to each office of the larger national brokerage firms that specialize in multi-residential sales, such as   Marcus and Millichap, CB Richard Ellis, and Hendricks & Partners. These national commercial and multifamily brokers cover the professional and institutional investors. It should be noted that we will also market within Keller Williams, which has traditionally been viewed as a residential brokerage (currently the largest residential brokerage in the US) but is increasingly taking up market share in multifamily, both in Los Angeles and Nationwide. Furthermore, within Keller Williams we take advantage of the residential agent base as a way to scout multifamily investors on the ground, thereby increasing our reach massively over the competition (73,000 professionals, 650 offices, $89 billion annual transaction volume).

 

CCIM Mail Bridge. This internal data exchange is limited to CCIM Designees, an elite corps of commercial real estate practitioners nationwide, including all the top national firms, REITS, asset managers, and other investment professionals (9000 members).

 

”Just Listed” Flyer. The flyer includes an overview of the investment opportunity, along with color photographs of the property. This is coupled with personalized correspondence to recent purchasers, sellers in the process of I 031 exchanges, and Los Angeles, Orange and San Diego County owners of properties of 15 units and above.

 

Postcard. This picture postcard mailer announces the property’s availability and includes selected property highlights. It is mailed to:

1) Recent buyers of this type and size of real estate investment.

2) Recent sellers of smaller properties, especially those seeking ‘uplegs’ for delayed exchanges, including escrow and accommodator companies.  This will include owners in San Bernardino, Riverside, Orange, Los Angeles, and San Diego Counties.

3) Owners of comparable properties in Orange, Los Angeles and San Diego Counties, Including those who own properties from 16 units up.   This mailer will be sent to approximately 5,000 owners

 

E-blast. We will utilize “mass” e-blast solicitations through the internet on a regular basis during the marketing period. This will target both brokers and principals/buyers in the Southern California marketplace.

 

MW Real Estate Group Website. The property will be presented on Investment Property Group’s website, mwrealtyla.com, with property maps and video. This site ranks Google P1 and P2 in many of the Los Angeles multifamily and commercial real estate related keywords.

 

Proprietary Software Database. MW Real Estate Group manages a state-of-the-art software program, allowing them to search a database for the most targeted group of potential buyers for your property.   This ensures resources are directed accurately, and minimizes contact with non-qualified parties.
