MW REAL ESTATE GROUP – RENTAL APPLICATION TERMS & CONDITIONS
By submitting this application, you agree to the following:
APPLICANT REQUIREMENTS. Applicants must be 18 years of age or older. Each occupant 18 years of age or older must complete and submit a separate application. Husband and wife must each submit individual applications. Roommates must submit separate applications. Incomplete forms will delay processing. Please ensure all phone numbers are included for verification purposes.
PHOTO ID. All applicants are required to provide a legible copy of their current driver's license or other approved government-issued photo identification.
APPLICATION FEE. A non-refundable application fee of $35.00 per applicant is due at the time of submission and is collected online via PayPal. This fee covers the cost of processing and screening and will not be refunded under any circumstances, including if the application is withdrawn or rejected.
APPLICATION DEPOSIT. In most cases, the security deposit and first month's rent are due together at the time of move-in via certified funds. An application deposit equal to one month's rent (or as specified in the rental advertising) will only be required if the applicant is approved for a unit that will not be available for occupancy within two (2) weeks of application approval. In that case, the deposit will be collected as a non-refundable holding deposit to secure the unit until the move-in date, at which time it will convert to the standard security deposit and become subject to the security deposit terms outlined in the lease agreement.
TENANT SELECTION CRITERIA. All or part of the following will be taken into consideration:
1. Rental History. Complete rental history is required for the past 2 years, including current and previous addresses. Any applicant with an eviction on record may be rejected.
2. Employment & Income. Current and previous employment history will be verified. Current income must be at least two (2) times the monthly rent. Applicants must provide three (3) recent pay stubs for income verification. Self-employed applicants must provide current bank statements or 1099(s).
3. Criminal Background. Any applicant with a felony conviction on record may be rejected.
4. Credit History. By submitting this application, the applicant authorizes MW Real Estate Group to obtain a credit report from a credit reporting agency. Outstanding debts to previous landlords, unpaid bills, collections, judgments, or other negative credit history may result in rejection. Applicants with a FICO score below 650 may be rejected.
5. Driver's License Verification. A copy of the driver's license of all applicants over the age of 18 is required. A check will be run to verify the validity of the license.
6. Accuracy of Information. Failure to provide accurate or complete information may result in rejection of the application. All information provided will be processed, verified, and presented to the property owner. The final decision to accept or reject an applicant is made by the property owner, not MW Real Estate Group.
NO ORAL AGREEMENTS. No communication between an applicant and any employee of MW Real Estate Group shall be construed as an oral agreement until a lease for the unit being applied for is fully executed by all parties.
