It’s been another great year for landlords as rents have continued going up across Los Angles while demand for rental properties has remained high but with the year coming to a close most landlords are looking to 2018 and wondering what challenges they can expect next year.
RecycLA
As of August 2017, RecycLA is in effect; with this new program the City of Los Angeles has promised to streamline trash pickup, have safer roads and cleaner air since due to higher standards.
Although this program may be great for our environment in the long run, the reality is that it’s going to affect over 80,000 businesses including multi-family buildings, and landlords, with much higher pickup fees.
Unfortunately, there is no longer any competition between trash companies so all business owners in the City of Los Angeles will have to use the trash company that’s been assigned to them.
For landlords who have entrusted management to companies headed by CPM Designees, you’re in good hands. Several Certified Property Managers like Wolf Baschung, CPM, have been coordinating with local landlord groups to lobby and resist the RecycLA trash hauling monopoly rate increases, sometimes double or more than previous rates.
Trash Hauling Rate Increases
Owners should be prepared for rate increases which have been mandated by the LA City Council. These rates will increase yearly starting January 1, 2019, using a weighted price index adjustment. In addition, in 2019 and 2020, the rates will be increased by an additional 3% over the weighted price index adjustment.
What Can Be Done About The Rate Increases?
Customers who have protested their new rates to their waste haulers are simply told that the fees were set by the city and cannot be reduced.
From the minute that we heard about the new RecycLA program, we’ve been proactive at learning more about it, and voicing our opposition to this program, since we know this will affect our clients bottom line.
