L.A. to end COVID eviction protections by February

Los Angeles area landlords breathed a collective sigh of relief this week as the City Council voted to extend COVID-19 eviction protections until the end of January 2023.

This means that unless eviction protections are extended again in January, renters could face a normal rental market, with zero protections in place, for the first time since those eviction protections started in March 2020.

It’s likely that the COVID-19 eviction protections won’t go away without a fight as landlords are eager for them to end, while renters’ advocates are eager to keep extending the protections to stop an eviction tidal wave from hitting Los Angeles.

What To Expect In 2023

Now the renters know that local COVID-19 eviction protections are coming to an end in February 2023, many people are wondering what the year will look like without those protections in place.

February 2023 – Landlords can start evicting tenants for not paying their rent.

August 2023 – Tenants will have to start repaying pandemic rent debt owed from March 1, 2020, through September 30, 2021.

Tenants who owe rent from the period of October 1, 2021, through Feb 1st, 2023, would have until February 1st, 2024, to pay that rent back.

Even though the rental market will slowly return to normal in 2023, the reality is that landlords will still have to wait until 2024 to raise the rent in rent-controlled apartments.

City Council Grapples with What’s Next

Even though the City of Los Angeles has extended their COVID-19 eviction protections much longer than other cities nationwide, the reality is that the City Council has grappled behind the scenes with what’s next for the rental market.

Yes, COVID-19 eviction protections have kept tenants off the streets during the uncertainty of COVID, but the reality is that landlords have borne the burden of these extensions.
